Q.1 What makes Bristol Restoration unique to the commercial real estate industry?

Our backgrounds are a diverse mixture from real estate, finance, marketing, and construction industries. Each one of our core groups brings over 20 years of high level management experience working directly in or for the real estate industry. We know your business since it’s our business too. Providing attention to the repair needs of your property is more than fixing that leaky faucet or repairing the AC; it’s also about helping you make the sale and close your transaction smoothly or satisfy your tenants’ needs to ensure they remain…your tenants.  All our field crews are fully trained and certified in their respective trades. Q.2 What areas of construction services do you focus on?

We are a licensed, bonded, and insured General Contractor (CA B-1), fully staffed to handle any most any commercial or multi-family repair or rehabilitation you or your clients may require. Having serviced over 8,000 properties in the past five years, there is nothing we have not seen or could handle. Bristol is not in the business to build from the ground up, but we do have plenty of experience. We are more than qualified to perform the smallest repair or the complete rehabilitation of your client’s property. Complete remodeling or re-purposing, general repairs, plumbing, electrical, HVAC, drywall, painting, flooring, landscaping, code enforcement, debris removal, maintenance, cleaning, emergency services, and most every other construction related service you may need in the course of building maintenance or repair.

Q.3 What does licensed, bonded, and fully insured mean and why is it important?

Being a Licensed General Contractor in California requires at least four years of proven experience in the field and passing a written examination. We have more than 20.  Bonded means that the contractor has posted a surety bond with the Construction Contractors Board (CCB) as required by law. It guarantees that the contractor will meet his obligations in a satisfactory manner. Insured means that the contractor has provided proof of general liability insurance to the C.C.B. at the time of licensing or insurance renewal as required by law. General liability insurance covers property damage and bodily injury losses caused by the contractor that occur as a result of the contractor’s work. Together, bonds and liability insurance provide valuable protection for consumers. Bristol Restoration carries a five million dollar liability policy, commercial automobile insurance, workers compensation insurance on all employees, and Errors and Omissions insurance. We’ve got your assets covered!

Q.4 What is your typical response time to repair request?

Our motto is, “When you need it done right, and done right now!” There is no time to delay when it comes to your repair needs. We schedule our appointments within 30 minutes of your call and often do same day appointments depending on the service area. Immediate 24 hour emergency calls are also available for additional fees.

Q.5 How do your service fees compare to others?

We are competitive in our pricing with all licensed, bonded, and fully insured contractors performing the same work. We are sensitive to repair costs and will never up-sell something that is not needed. We will only propose and perform exactly what needs to be done- nothing more, nothing less, and provide a full line item bid prior to beginning our work. We may propose or suggest other repair items we observed to be in less than good working condition, but will never try to hard-sell or use scare tactics. A Bristol line item bid is known as one of the most detailed itemized break downs of costs involved in the industry. You know in detail exactly what you will get.

 

Q.6 How do you bill us?

After agreeing to the scope of work to be performed and the price to perform the tasks, we will provide you or your client with a detailed agreement, (contract) with the specific details of what the job will entail, including proposed start date and completion date. All payment terms, deposits if required, will be detained in the agreement. We can bill escrow for a portion or the entire amount if requested, (escrow number and contact information must be provided), or provide you with a bill to submit to the asset management company in the event of REO or short sale properties. If the Realtor is paying for the work, we have extended payment options with no interest until escrow closes. (Call for details). Bristol also offers extended terms for Commercial and property management clients on a contractual agreement.

 

Q.7 How do you work with Realtors in closing transactions?

We work with Realtors in every stage of the real estate transaction. We provide tools and information for Realtors to help figure repair and upgrade costs while showing property to clients. With nearly every property on the market needing some sort of repair or upgrade to meet the needs of the Buyer, Bristol Restoration opens up the possibilities and makes every showing a potential sale regardless of condition. During escrow we help Realtors negotiate repair requests for both Buyers and Sellers by providing necessary information such as itemized bids and cost factors. We are quick to satisfy all repair requests, and make it easy for agents to get all the jobs done at once with our “one call does all” system. We are also code compliance experts and fully understand lender guidelines such as FHA loan requirements and will assure the property meets all lender conditions to assure a successful closing.
